How long is a soil report valid for?

There’s no single fixed expiry date written into legislation, but soil reports are generally considered reliable for a few years, provided ground conditions haven’t genuinely changed since testing — significant nearby excavation, drainage changes, or an unusually wet or dry period can all affect whether an older report still reflects real current conditions.

If significant time has passed, or if site conditions have visibly changed (new nearby construction, drainage alterations, tree removal), a fresh report is the safer, more genuinely reliable option rather than relying on outdated data for a new design.

Your engineer or building surveyor can advise whether an existing report is still considered current for your specific project, based on its age and any changes to the site since it was prepared.
