Can a foundation last longer than the house built on it?

Genuinely, yes — a properly designed and constructed foundation can often outlast the original structure above it, provided it hasn’t been compromised by poor drainage, significant soil movement, or nearby construction impacts over its lifetime.

This is exactly why a sound existing foundation is sometimes retained and built upon during a genuine renovation or rebuild, rather than automatically replaced, provided a proper structural assessment confirms it’s genuinely still fit for purpose.

Foundation condition, not simply its age, is what determines whether it remains suitable — a well-maintained older foundation can genuinely outperform a newer one that hasn’t been properly cared for.
