Signs Your Driveway Needs Replacing (Not Just Resealing)

Not every tired-looking driveway needs to be torn out and replaced — sometimes a clean and reseal is genuinely all it needs. But some damage is a sign of a deeper problem that a surface treatment won’t fix. Here’s how to tell the difference before you spend money on the wrong fix.

Signs a Reseal or Repair Might Be Enough

  • Surface staining or fading — oil stains, general wear and colour fading are cosmetic and usually don’t affect the concrete’s structural condition.
  • Minor hairline cracking — small, stable surface cracks that aren’t widening or lifting are common in concrete and often just need sealing to stop water getting in.
  • Surface pitting or minor scaling — can often be patched or resurfaced rather than requiring a full replacement.

Signs You Likely Need a Full Replacement

  • Wide or widening cracks — especially cracks that have shifted or created a visible step between the two sides, which usually points to movement in the base beneath the slab.
  • Sunken or uneven sections — a sign the base material has settled or washed out underneath, which resealing the surface won’t correct.
  • Extensive spalling — large areas where the surface layer has flaked or broken away, exposing aggregate or reinforcement underneath.
  • Persistent drainage problems — if water consistently pools on or flows toward the house, the driveway may not have been built with the correct falls in the first place.
  • Age and known base issues — older driveways built without proper base preparation or reinforcement are more likely to have problems that resurface after a cosmetic fix.

Why the Base Matters More Than the Surface

Most driveway problems that come back after a “quick fix” trace back to the base, not the surface — a compacted crushed rock base and correctly sized reinforcement are what actually stop cracking and movement over time. A reseal treats the visible symptom; a proper base is what prevents the problem recurring.
