Custom home construction in Melbourne rarely follows a standard template — sloping blocks, reactive clay, narrow inner-city lots and heritage overlays all change what the foundation and site works actually need to look like. We build to the specific engineering design for your site, not a one-size-fits-all approach, which matters more on a genuinely custom project than it does on a standard house-and-land package.
For new home construction and custom home projects, that typically means working closely with whoever is managing the build — you, your builder, or your project manager — on sequencing excavation, piering or slab work around the rest of the construction program, and flagging anything the site throws up (unexpected fill, rock, poor drainage) as early as possible rather than after it's already caused a delay. Every custom home project we work on starts from the same place: your engineer's certified design and a real look at the site itself, not assumptions carried over from the last job.
House Plans & Pre-Construction
HPL Construction does not provide architectural design, drafting, structural engineering or planning/permit approval. Those documents need to come from your architect, building designer, structural engineer or town planner. What we can do is build to them — and tell you, from a construction point of view, what to have ready before you request a quote.
Before construction starts, it helps to have:
- House plans and site plans from your architect or designer, showing the building footprint and setbacks
- A soil report, classifying your site under AS 2870 — this is what your engineer uses to determine the right foundation system
- Engineering drawings specifying slab type, reinforcement and any piering requirements
- Site levels, so excavation and cut/fill volumes can be scoped accurately
- Confirmation of site access for excavators, concrete trucks and pumps
- Your construction schedule or target start date, so we can sequence around your other trades
If you don't have engineering plans yet, that's fine for an initial conversation, but a formal quote generally needs at least a soil report and a foundation design before we can price the job accurately — guessing at slab type or reinforcement without one risks a quote that doesn't match what actually gets built. Can HPL provide excavation and house slab services?
Yes, both — these are two of our core services, and we frequently deliver them as one coordinated job rather than separate contracts, which is generally more efficient than engaging separate contractors for each stage.
Can HPL organise concrete and reinforcement?
Yes. We supply ready-mix concrete coordinated directly with the pour, and reinforcement (mesh, bar and accessories) is available through our Trade Shop, quoted on request.
What information is needed for a construction quote?
At minimum: your project location, the service(s) you need, and any plans or engineering documents you have. A soil report and foundation design let us give a firm, accurate quote rather than a rough estimate — see House Plans & Pre-Construction above for the full list.
Do I need engineering plans before requesting a quote?
Not for an initial conversation, but for a formal, accurate quote you'll generally need at least a soil report and foundation design. Without one, we can only give a general estimate rather than a firm price, since slab type and reinforcement requirements depend directly on your site's soil classification.
What is the difference between a waffle slab and raft slab?
A waffle slab uses a grid of ribbed void formers designed to flex with reactive clay movement; a raft slab is a single thickened reinforced pour better suited to more stable soil. When are bored piers required?
Bored piers are typically specified where shallow footings would be prone to movement — common on Melbourne's reactive clay sites, sloping blocks, or where a structure needs to bear on stable soil or rock below the surface.
